In case you cannot be here so frequently during the building process we can offer you a project management package to control the whole process and ensure you are confident everything is going well. Apart from quality control we will also control the economics and justify every purchase We are 100% behind you and acting in your interest and will keep in contact with you to help you solve any problems that may occur. After the whole building process is realized the architect has to get you the official finalization document so you are allowed to move in (Final de Obra). With that document and all the licenses of the installers you are then ready to use the house with all the necessary supplies. When you come to the point of furnishing your new home, GoldAcre Estates Design and Build Service will still be by your side and can give you advice on interior design, materials and give recommendations on where to buy. Your property will look much nicer even if you think about a minimum of exterior work. The complete garden surface can be covered with picon (a volcanic granulate) which makes the whole plot look nice and tidy. Into that surface you can plant as much as you want and we can offer advice on fantastic garden designs to suit your budget. To maintain a garden here is not the same as with gardens in northern countries, maintenance here is much easier. We can also help with pool design and maintenance, tiling and creating patio areas, water features and even an area covered with artificial grass using trusted and renown companies that we recommend. Fly to let owners with properties in Spain have seen an increase in tourism during the first three months of this year although those using privately owned or family homes fell by 0.5 percent according to figures from the Ministry of Industry, Tourism and Trade. The statistics published by the Frontur opinion poll showed that nine million international tourists visited the country in Q1 which represents an increase of 2.9 percent over the same period last year. Property website kyero.com reports that particularly noticeable were the increases in tourists from the Netherlands (22.3 percent), Belgium (20 percent), Switzerland (14.8 percent), Scandinavia (11.7 percent) and Italy (10.9 percent). However, the UK remained Spain’s number one market, with 1.8 million tourists (albeit a decrease of 4.8 percent from 2010), followed by Germany with 1.47 million (3.7 percent less), and France with 1.2 million (2.7 percent more than last year). Andalusia, in third place, accounted for 13.6 percent of arrivals, or 1.23 million passengers, and 0.9 percent less than last year. The Balearic Islands, another popular destination for Brits, registered a decrease in tourist visits of 11.8 percent. Most travellers (79.9 percent) chose to fly to Spain, which was 3.4 percent more than in the first quarter from the same period of 2010, while tourists travelling by road increased by 1.3 percent to 17.4 percent. Demand for Spanish property could be set to rise following the recent reports in the British press that interest in foriegn homes is on the increase. John Goldacre, from GoldAcre Estates in Fuerteventura, said "The 1st quarter of 2011 has seen a marked increase in the amount of interest with all the Canary Islands viewed as one of the best places for foreign property investment and this interest has been reflected in the number of sales seen through the Fuerteventura office". The reported top destinations for overseas property investors are Mainland Spain, The Canary Islands, Turkey, Brazil and Malaysia. Meanwhile, it has recently been claimed that the weakness of the Spanish property market and the chance to pick up a cheap home have ensured that Spain remains one of the most popular places for British buyers. A report by http://www.mortgagestrategy.co.uk/ has suggested that the European destinations of Spain and The Canaries remains the number one place for investors to pick up a bargain. The number of foreign visitors to Spain's Canary Islands soared in February according to official data, as sunseekers shunned rival resorts in Egypt and Tunisia because of anti-government uprisings there. But the increas in numbers cannot be totallyput down to the middle east unrest. The President of the Canary Islands’ Parliament said the prospects for the summer season were looking positive and added that bookings for holidays were up by 14 per cent which was an honest reflection of the hard work that has been put in by local authorities to promote what the Islands had to offer. According to the latest figures nearly three million people went through Canary Islands’ airports, which is an impressive leap of 13.1% on last year. Tenerife, Gran Canaria and Lanzarote are all holding their own in the popularity stakes but it is Fuerteventura that has seen the biggest increase with passenger numbers up a staggering 32.9%. This figure has beaten South Tenerife and Gran Canaria who both nevertheless, saw satisfying increases of 12.2% and 10.8%. It is also wise to remember that this is very early on in the tourism season so if figures are this high at this time of year it looks as though it could be a bumper summer for the Canarian Islands. http://www.buyin-fuerteventura.comLabels: canarian island, canaries, canary island, flights, fuerteventura, Gran Canaria, spain, tenerife

The number of searches for Spanish property in January this year was 37.05% higher than last year according to overseas property portal Homesgofast. According to the portal the trend that has been noted since the Spanish property market imploded; namely the dominance of the Balearics and Canary Islands, property market not only continued in January but became even more pronounced. One third of all enquiries into Spanish properties were for those islands according to the portal. "It's interesting to see how Spain despite the bad press is still very attractive to overseas buyers considering retiring or buying a second home abroad," said Nick Marr, director of the portal. "The change towards the Balearic and Canary Islands property may be a result of the bad press that the Spanish property market has received," he continued. "People looking to get away from the UK winters still see Spain as a great place to holiday. The Canary Islands offer winter sun and a housing market that has not received the negative press that mainland Spain has endured." "House values in Spain are at an all time low and the increase searches may be a result of both buyers and sellers researching the market." Nick is right about the British aspect. According to the Association of British Travel Agents, Spain is still the number one holiday destination for Brits, with over 11 million British visitors gracing the shores every year. This combined with the fact that Brits bought more overseas property per head of population than any other nationality during the boom and you can easily see why the Spanish property market's boom was one of the biggest in the world. According to many overseas agents, Brits are now being outnumbered by Eastern Europeans, and this is likely at least a part of the reason why the Spanish islands are more popular, because they have traditionally been favoured by Eastern European buyers, according to real estate agents. This is simply the latest in a succession of reports that Spanish property is regaining popularity with overseas property buyers -- starting from as early as the first quarter of last year. During the last 12-18 months almost all of the UK's top property portals have revealed growth in the popularity of Spanish property, with many of them featuring the country in first or second place on one or more occasions. The aforementioned ABTA data was in an interview aimed at promoting Turkey, and the fact that British tourism to Turkey is growing at about 20% per year for the last few years, while Spain is stagnating. However, stagnating is not falling, and with Turkey currently receiving 2 million British visitors per year (German is dominant market), it will be some time before Spain is knocked off the top spot. With Spanish property prices at between 20 and 40 percent below boom levels, and now thought to have bottomed, one must expect its popularity with foreign buyers (especially Brits) to see continued growth this year. . The Canary Islands consist of Tenerife, Las Palma, El Hierro, La Gomera, Gran Canaria, Fuerteventura, Lanzarote and several smaller islands. A new study published today by Globaledge.co.uk reveals the most searched for overseas property destinations by UK internet users. The research looks at over 200,000 property-related searches over the last 100 days from the UK Wordtracker database and groups them by by overseas property location. Spain is top of the list, accounting for over 10% of total searches, and the list is dotted with numerous Spanish towns and coastal names. Although the obvious locations of Costa Blanca and Costa del Sol are the most popular regions, the popularity of the Canary Islands is the most interesting finding. There is considerable search volume even at local level with Costa Teguise (Lanzarote), Palm Mar (Tenerife), Caleta de Fuste (Fuerteventura) all making the top 101. property for sale in Caleta de Fuste and the rest of Fuerteventura can be found on the BuyIn Fuerteventura web site.
France, Bulgaria and Cyprus are next after Spain for property for sale, but perhaps the biggest surprise is Italy, which appears only at position 21. Italian regions also fair badly with only Umbra, Puglia and Le Marche making the cut. Globaledge.co.uk Director Ashley Rigg says: "In economic terms, Italy has been dubbed the sick man of Europe and buying there is incredibly complicated. It's also expensive in many regions, which is probably why Tuscany doesn't make the list at all." In the emerging real estate markets, the usual suspects of Bulgaria and Dubai both feature in the top ten and Morocco also does well, coming at number 13. Interestingly, Prague makes it into the top 20 which will come as a surprise to some. "The Czech Republic is one of the best performing economies in Central and Eastern Europe and finance is easily available. It's even possible to get 100% mortgages. News of the opportunities have obviously filtered through to the British public," says Rigg One location that hasn't been picked up by many consumers is Egypt, which only makes number 57 on the list despite "having some of the best rental yields and growth prospects in the world", according to Rigg. "It has had quite a bit of press recently but it may be the perceived political risks that are turning investors off." Methodology and Data The data was taken from the Wordtracker UK database on 6th May. Our team analysed the most popular 200,000 searches containing the word "property" over the 100 days to 6th May 2008. The phrases where grouped by location to create the list. For example, both "Property in Greece" and "Greek property for sale" are grouped under Greece. Many reports today constantly berate property in Spain, slow markets, glut of empty Spanish Real Estate , poor economic conditions all the reasons why you should not buy Spanish real estate, not many people focus on the real opportunity that exists in the market in Spain today, also many times key areas of investment are missed such as the Canary Islands and Balearic’s as Spanish property seems to be grouped all under one banner ‘Spain’ with no definition regarding area and location, in an interview late in 2010 Spanish Prime Minister Jose Luis Zapatero told U.S. news channel CNBC that prices had hit bottom and were on their way back up and this certainly seems to be the case within some areas of the Spanish Real Estate market. Fuerteventura in the Canary Islands is starting to see a resurgence in buyers, Managing Director John Goldacre of GoldAcre Estates, who’s Head Office is based in Corralejo in Fuerteventura stated that the Canary Islands seem to be pulling ahead of mainland Spain in terms of leaving the recession behind them, for us we had a very difficult 2008/2009 and in 2010 we started to see some serious light at the end of the tunnel, 2011 has opened very well for property in Fuerteventura and we are expecting steady growth throughout the year. Of course there still remains some great bargains to be had in the Canary Islands Real Estate market and if someone is seriously considering purchasing a property in Fuerteventura then there will be no better time than now, with some two bedroom townhouse’s as low as 69,500 euros, Sea front three bedroom apartments from 169,500 and villas in 10,000 m2 plots for 180,000 euros. Goldacre believes that throughout the year property prices are going to start once again strengthening, not by large amounts but he believes the market will start to see increases coming in as of course some of the cheaper opportunities disappear as they continue to be snapped up by buyers who are getting wise to the opportunities and understanding that the low prices that we have seen will not be around forever. The Christmas period for GoldAcre Estates saw many new clients looking to buy in Fuerteventura, because of course now the number of flights have increased to the Island particularly with low cost airlines like Easy Jet and Ryan Air running direct European connections including flights to mainland Spain’ two main hubs Madrid and Barcelona and as well as a number of UK airports. Fuerteventura has seen a lot of inward investment through the crisis which has included major extensions to Fuerteventura airport, producing a new arrivals terminal, extensions to the runway and departure lounge. The Canary islands offer some of the best weather within a short flying distance to the whole of Northern Europe and many people have wanted to escape the recent freezing conditions and enjoy the all year round Sunny conditions of the Canary islands. Known as the land of eternal spring the Canaries offer some of the best year round climatic conditions in Spain, offering the buyers of real estate the opportunity to maximise on their investment throughout the year, of course many investors have realised that with a drop in price comes an increase in their % return on investment (ROI) as the strong rental season in Fuerteventura ensures exceptional rental opportunites. Teenage Sailor Laura Dekka Has Left The Canary Islands On Her Cicumnavigation
Teenage Dutch sailor Laura Dekka, who is attempting to become the youngest person to sail solo around the world, has resumed her voyage after departing A Canary Island marina. Writing on her blog Friday, Dekker said she has already sailed 240 nautical miles (276 statute miles) since leaving Spain's Canary Islands on Wednesday and has 540 nautical miles to go to her next port of call, the Cape Verde islands, off west Africa. The 15-year-old started her trip from Gibraltar on Aug. 21 in her twin-masted sailboat Guppy and has spent two months in the Canary Islands waiting for the hurricane season to pass. Strengthening winds are pushing her along at 7.6 knots, she wrote, "so I am making very good progress." She expects to be at sea for a week before seeing the islands. Dekker's venture stirred an intense debate about whether young people should be allowed to sail the world's oceans alone. A new blog post by Anna Nicholas on MyTelegraph infers that officials are clamping down on owners of holiday homes in Spain who fail to declare their rental earnings to the Spanish tax office (La Hacienda). MyTelegraph is a Telegraph Newspaper blog where expats share tips and tales of living abroad with other expats. The post from Nicholas argues that an estimated three billion euros is raised annually from non-disclosed holiday rentals, and that 55 per cent of property rentals are undeclared. The most concern seems to be around the areas of Madrid and Catalonia although the Balearic and Canary Islands are also under scrutiny, according to the blog. It is something that hoteliers and hotel pressure groups in the Balearics and Spain have been campaigning against for some time and the post is based mostly on information from 2007. The post argues that it has been fairly easy to avoid paying taxes on rental properties because La Hacienda has had no proper monitoring systems in place. However, the advent of more holiday homes being advertised on the internet has made the task of identification so much easier for the tax officers. In Majorca the holiday rental community has apparently been thrown into panic by the latest crackdown. Often expats are willing to pay tax but meet with confusion when they do attempt to declare income – due to no clear guidelines and the regional government not having a system in place to assist foreigners with rental declaration and when. But one of the comments on the post points out that the reason why many private owners do not register for tax is due to the difficulty they have in obtaining tourist licenses on their holiday homes and that any assumption that they're simply tax dodgers would be wholly unfair. The same commentator suggests the authorities should introduce a proper accommodation grading and licensing system to protect tourists and give legitimate private owners a reason to come clean on tax. Data from holidaylettings.co.uk reveals that Spain is still the most popular holiday destination for those opting for private holiday rentals. Perhaps this is little surprise given the scale of holiday apartment construction that Spain has encouraged and sold to foreign investors in recent years. It would be a shame for the authorities to fail to notice also the value these homes and their transient guests bring to the local Spanish economies.
